Kitchen with four-ring electric hob, electric double oven, microwave, dishwasher, Nescafe Dolce Gusto coffee machine with starter amount of pods/capsules, large fridge / freezer with reservoir water dispenser, washer / dryer, bar seating.
Seating area with large sofa, armchair, breakfast bar with three bar stools and Digital Smart TV. Dining table seating six guests. Door to front lawned garden.
Sitting room with two-seater sofa, two armchairs, chaise. Digital Smart TV, sound dock and board games. Log fire (logs provided).
Downstairs cloakroom with basin and WC. Please note there is split stair access to the bedrooms.
FIRST FLOOR
Stairs lead to the first floor and then split as follows:
To the front of the house:
Bedroom one with 5’ king size bed, wardrobe with hanging space and shelving below.
En suite shower room with walk-in shower with rainforest head and separate mixer, heated towel rail, basin and WC.
Bedroom three with 2’ 6” twin beds, half-height cupboard with hanging space and shelving below. The beds can be pushed together to form a king size bed and secured with a king size mattress topper, if required. Please note that there is limited space between the foot of the beds and the bathroom wall.
En suite bathroom with marble tiles, full-length bath with handheld shower and button lighting, heated towel rail, basin and WC.
To the rear of the house:
Bedroom two with 5’ king size bed, wardrobe with hanging space and shelving below.
En suite shower room with bath with shower over (fixed rainforest head and separate mixer), heated towel rail, basin and WC. Underfloor heating.
OUTSIDE
To the front of the house, accessed from the open-plan living space, there is a very attractive fully-enclosed garden with an outside dining table and chairs with parasol plus two easy chairs and coffee table. A beech hedge provides shelter and privacy. A barbecue is provided (guests need to supply their own charcoal). There is an additional lawn that is not enclosed to the rear of the house, along with the parking area. There is a large shed with a table tennis table, fishing rod hooks suitable for up to two rods, storage space for bikes and any outdoor kit, and logs for the wood burner. The gardens lead directly into the grounds of the estate and walkways to the formal gardens and tennis court. There is designated private parking for two cars to the rear of the property. Additional cars can be parked in a grass layby opposite the entrance.
Guests are welcome to enjoy the owners' stunning formal gardens on Bughtrig Estate during the day. As guests, you have access to the Gardens all year round between 9am and 5pm. Please note that the gardens are open to the public from 1st May to 30th September.
Guests have use of the owner’s tennis court, between 9am and 1pm Monday to Sunday. Guests must bring their own balls and rackets.
